Kevin Yee, of Pyramid Insurance in Hilo, provided valuable information about what to look for when buying and insuring real estate. The August meeting was held at Honua Studios on Thursday, August 17th, with 15 people in attendance. Craig Camello, Vice President and Business Development Manager for Finance Factors was the guest speaker. Craig shared a number of different strategies for funding new builds and rehabs. The meeting was held on July 20th at Honua Studios. Representatives from Habitat for Humanity Hawaii Island were our guest speakers. These included Dr. Ann Marie Muramoto, Vice President of the Board of Directors and Lisa Santana, M. Ed., Resource Development Coordinator. They presented information about the upcoming Blitz Build 2017, where the goal is to build ten homes in Kona in ten days.
The meeting was held on June 15th at Honua Studios. There were 12 in attendance, including a number of new faces. Local Kona attorney J. Porter DeVries was the guest speaker. Porter took some time to discuss the differences between LLCs and S-Corporations and the ramifications of organizing as each type of entity. He also talked about zoning considerations, as well as creating condominium property regimes. There were a number of questions from the group, including some of the laws regarding long-term rentals. Roy Dollwet presented a deal analysis of the first rental property he purchased, complete with rental income and capital appreciation. Leiola Augustine gave the market update and Bruce Pratt shared some of the real estate information that has been in the news.
Our May meeting was held at Honua Studios on May 18th. The crowd was a little smaller than usual, but the group was treated to an excellent presentation by Matt Takata, Senior Vice-President and Neighbor Islands State Manager for Title Guaranty. Matt discussed some of the historical trends on the island and entertained the group with a few interesting transactions he has seen in his many years at TG. Bruce Pratt again presented the market update and Victor Leonardi imparted some of the current real estate news items of interest.
The April meeting was held on April 20th at Honua Studios. Attendance was good with a number of new attendees present. Julie Marsocci and Kerrie Mattis from Lava Rock Realty were the main presenters. They discussed the rental property market and the benefits of using a rental agency. Bruce Pratt presented the market update. Victor Leonardi, fresh back from the National REIA cruise, discussed some of the new information he received, most notably regarding Millenials and homeownership.
The third meeting of the West Hawaii REIA was held at Honua Studios on Thursday night, March 16th, with 13 people in attendance. Regular attender John Kennedy, investor and agent with Windermere C & H Properties, presented the market update. Bruce Pratt gave a presentation on the pros and cons of being an investor and a real estate agent. Bruce has his license with Hawaii Life Real Estate Brokers. Victor Leonardi again gave an excellent “In the News” segment.
